Hi Nikki - You should double check your local rules but I believe Texas allows for both a one time late fee and a daily late fee so long as they are "reasonable."

Email or call them everyday to see where things stand, ask what you can do to speed things along, when they realistically expect to be ready, ask if you should be cc'ing someone in underwriting on your daily emails (they won't want you doing this one but you get the point.)

@Jerome Depner, @Brett TerBeek my report on the Sevierville, TN area was a 15 page document that included things like # of active listings broken down by # of BRs, occupancy rates by month and # of BRs, annual and monthly revenue by size and percentile, revenue per available room, average daily rates, extra fees owners are charging, % or rentals that have certain amenities, and top 10 AirBNB rentals by # of BRs.
