@Ashley Abramson this should be (or should have been) included in the original partnership agreement with other unforeseen items like death of a partner, divorce etc. if it is not outlined int the original operating agreement, then you should contact an attorney.

I know when the borrower transfers the deed it triggers the Due-on-Sale Clause.

Its amazing how many deals/partnerships/lenders/opportunities/relationships people miss out on because they dont talk about WHAT they are doing. 

Anyways, I know within roughly 2-3 years I will be looking at markets outside of CA to invest in, however, I would like to get a start in researching now and going down the path so that when I have sufficient funds I will be able to "pull the trigger".

Also if I don’t have liquid cash would Grade A credit be just as good for forming some type of partnership down the line?

At this point, I am currently looking for any advice/partnership with people who are buying properties from auction or utilizing other resources to acquire properties at a fair price.
