(The reality is that her unit is 85 degrees, she's mentally ill, and to top it off my maintenance guy who's telling me her heat works fine is of the same race!!)

Nothing worse then selling a house and getting a call the first 20 degree or 90 degree day that the system will not maintain temperature and the contractor is not answering his phone :) good luck
