A person can build and employ systems to mitigate the activities but make no mistake that is not passive, it's is active via systems.

Has anyone heard of what a city is liable for as far as mitigation/repairs to make unit rentable and possible recovery of lost rent?

I will certainly have to get in front of the process to mitigate as much of any potential issues. 

I am looking for strategies people may have to mitigate the exposure to negative leverage while minimizing risk for multifamily investments.

I've also sold 35 units with seller-financing for tax mitigation.

Maybe I've been fortunate to see this playing out in real time and have a glimpse of the future, but I can say that biggest investors care and are looking for a strategy that considers the Environmental piece, and not that's not just about carbon footprints, but risk mitigation as well.   

Upon hearing my tax guy tell me I had a $40,000 quarterly estimated tax payment due soon, I asked what can I do to mitigate the tax robbery I was being a victim to.

How do you mitigate the risk of them acting illegally and trying to access funds in the account or overdrawing the account with online activity even though you have the account zeroed out periodically?  

Like @Robert Rayford said, back in the day the HOA foreclosure was ideal for the many buy & hold investors because the cost was so low it mitigated much of the risk.  

Trusted advisors are absolute and a solid risk mitigation plan will go hand in hand.We did have our budget mapped out before we started the project but there were some unforeseen costs that came up such as the sewer lateral for example.
