I would really love to work with someone in my area who could be my mentor.

I have read, and am still reading many programs and such but so far things haven't worked out for me.Shawn Bowen, if you're reading this, could we talk and maybe you could be my mentor in this area of investing?

Truth be told, my mentor (not a fan of wholesaling) keeps telling me to avoid it because "I'm leaving money on the table".

So after weeks of looking at houses, reading books and biggerpockets, researching, and learning from my newly found partner/mentor, we took the first step of going to look at our first house. 

The investor I will be bidding on behalf of has agreed to mentor me.

Right now, I'm being mentored by one of the Marshall Reddick advisors.

That's your red flag or at keast merits additional dye diligence.Here's what my mentors taught me many years ago: never have a loan in any position on a leasehold prooerty where the remaining term of the lease is less than ten (10) short of your maturity date.
