So after weeks of looking at houses, reading books and biggerpockets, researching, and learning from my newly found partner/mentor, we took the first step of going to look at our first house.  It was a 3/1 sfh property in St. Peters Mo for 59k that we found listed for 1 day on zillow.  The recent comps in the area were selling for 115k so it was worth checking out for a flipping opportunity.  We did a walk through that night with the agent and it looked like only a cosmetic rehab which we estimated at around 7500 on the high side.  We made a offer for 53k and found out the next day by text that the buyer had accepted.  But then within a minute the agent responded again that she was sorry because she sent that to the wrong buyer.  So we went from very excited to let down in a matter of seconds.  But long story short the ride has begun and we are on the hunt for more properties to look at!!!!!  The fun has began!
