@Trevor Dominique i'd look at alternate materials also (PVC or chain link) or potentially doing the work yourself as well.

More trash blowing around, chain link fences in front yards, more sketchy people, more run down, but not outright unsafe.

Years ago my company ran a crew of installers for several of the chain and local satellites sales companies, we always did very neat and complete jobs.  

It did come with three adjoining lots with separate chains of title, but I'm not sure how much that played into the price of the policy.

If the chain of title can prove that you have a legal interest in the property, then a QC deed can transfer that interest from one party to another.
