Thinking about the commercial property I bought 6 months ago and how no matter what I can't seem to get it leased out and I'm realizing I'm never going to be a good commercial investor and I need to stick to single family houses

I have been using Rentprep for credit and background checks but am considering using Cozy or TenantCloud as it seems more and more applicants prefer to apply online for convenience.

No matter if its a wholesale deal or fix and flip deal. 

It’s in a VERY expensive HOA community ($1200+ a month) and I dont want to be stuck if they owe 2 years back hoa dues... or anything else for that matter...

.- cash flow from the rent is my not my only income source. assume that no matter what i will be able to put money to buy a new rental at least every 2 years, taking the 12k+extra amount (whatever that my be)+loan (whatever down payment i decide to put)- regarding flipping - i don't mind the work involved in this process but as i am not living in the us, i find it hard to do flipping. at least not when starting out.  

I've been looking at Multi units online and I want to start since our multi aren't that expensive and I want to know if What's a quick way to see if a deal if a good one or just plain trash ???...

You gotta do it no matter what so hire a electrician that’s reasonable to get this straightened out and safe .

It makes no matter how much money you have in the bank until you pay off bad debt you actually have no savings.

Or, it could be overpriced.If you would share the address, I'll look at it online and see if I can spot anything.
