I have turned a couple thousand dollar investment and lots of work and learning into a seven figure business.

It was a shocking wake-up call.I learned very quickly that in real estate investing, anything can be talked about.

Tenants have been a little bit of a litter bug leave before belongings and leaving personal belongings like it's storage what would be the best way to approach them about and enforce to keep clean and no personal belongings Hi David,In addition to strong language in the lease outlining property rules and then strictly enforcing them, how is the on-site storage situation for the tenants?

I am interested in finding out how many people are not "learning", but are actively looking every week for a new investment property to buy/flip/wholesale AND ARE ACTUALLY BUYING? 

I think I'll just look at this as a learning experience for how I operate going forward and take my chances on having it appraised as is.

In general, I'm looking to learn: Does the county allow building and renting out an ADU, either short or long term?
