There is another perspective that the lack of sufficient volumes of cases and consistent case law and the reliance on qualitative descriptions (like "intent" and "productive use") rather than definitive holding periods and specific investor vs dealer actions have actually muddied the waters for those trying to act with integrity.

It is important to act with integrity in this business, so understand the rules and play by them.You may be able to find a 4 unit that cash flows enough so that you live there for free - rent 3 units and live in 1.

I find it enough to try and find qualified tenants, bring and maintain the property to a quality place for my tenants, do everything with honesty and integrity, minimize liability, get paid, and multiply this over a few properties.

All complaints have been addressed by the company, so on one hand that is a good sign, but I'll bet that Ameraco bends over backward to rectify those complaints to keep that A+ rating because it's an integral part of their sales strategy.

To me it's just called personal integrity and respect and common decency for others property.I do not believe smoking a cigarette outside and leaving buyers unattended in a property is the right thing to do..Everyone has opinions and that is mine.
