I reviewed the SB9 legislation, and it states that properties occupied by a tenant in the last 3 years are excluded from SB9 but only if the project includes demolition or altering more than 25% of the exterior structural wall.

TLDR: Bad idea for your personal home.

Are your rentals in D neighborhoods?

Are you interested in a specific startegy (brrrrs, flips, vacation rentals, etc)?

I would also take a look at other listings in the area.

It offers a great opportunity to learn the ins and outs of the industry while building a network. 

Do not give them anything until they have 100% moved out and left property in condition you expected it to be in if you have not done so already I would inspect the unit now as well
