As a GC what I'm telling you doesn't make me feel good because I personally hate the law because there are many shady people that take advantage of the law to do harm to hard working people for the benefit of there own self greed.

If I'm providing a safe and well maintained home for them, and all problems are addressed, I don't see the harm in me keeping my privacy.

If you are community minded you could offer your services pro-bono to Habitat or some other charity (here we have Catholic Outreach) that does low income developing. 

Does anyone know if a loan modification (tacking on the three months of missed payments to the end of the loan) will do any harm to my chances of getting a cash out refi next month?

Be know as the guy who is in the office at 7:30am...preping to start calling at 8am...no meetings, no trainings, no breaks, no coaching, no excuses for 4 hours....That's your habit.

I agree with Jay H. on the point that many new and naive investors jump into this and potentially do harm to sellers.
