95% of wholesale deals come from someone assigning a contract. They have $0 into the deal and zero intention/ability to close. In certain situations where the seller is 100% on board with the wholesaler (assuming what they are doing is legal) I have no problem with it. I have however been to wholesale properties and have been told to lie to the seller as they were 100% not aware of what the wholesaler was doing. This seems to be more common than open and honest deals.

Personally I would be finding out who makes and controls the laws about it and reaching out for the honest answer. None of the BP posters will be bailing you out when the law comes knocking.
