The other posters have listed great standard strategy, but if you are working someplace like Qatar I would advise finding a ridiculously cheap place to hang out during your down time that isn't in the States.

Those numbers may change my answer but I THINK I say go for it...4 unit (largest you can get that still gets a conforming mortgage, get a 30-year loan, live in one of the units, get the hang of it and repeat a few more times.

Now that I'm looking at purchasing properties, I'm wondering if I should find a broker to hang my license with, get trained on how to do the paperwork, in exchange for a small flat fee, as I will be doing most/all of the legwork.Also do most brokers require their agents to be part of a realtor's association?

@Tony Castronovo, that's what I'm seeing as well, won't say that there are no deals out there, but it's a competitive market going for that low hanging fruit.
