Atleast in my market its usually found on 3/4 units or 2 units that are value add projects.

But what about larger buildings, 50+ units...are the numbers you are getting from your broker usually comparable to the what the seller was paying?

I get on my PM when we don’t have a new tenant in 10 days as it’s usually 7 or less. 

Thats usually a line most DSCR Lenders will use to separate whether its a financable STR vs. a "hotel"

you can look off market, but off market usually means distress, and with distress comes risk. 

I usually ask the purpose of renting my unit.  

Its hair on fire usually every deal .. and normally what happens is folks start with those that advertise the cheapest they take way too long ask for way to much stuff then about a week before they lose the deal they call me needing my specialized services.

When I have stayed in AirBnB where they have me sign stuff usually it's auto messages that are sent out.
