I've read some stuff that says 75% is standard and others saying some lenders go up to 100% for experienced landlords/properties.2) Property Sale Income: I sold 3 properties last year: 2 flips and one long term hold.

In my opinion it’s important to stick with an experienced operator who preferably has full cycle experience and knows how to conduct themselves in a downturn.

It took over 18 months to recover but determination to make sure all my investors were paid in full was a priority.Needless to say, even experienced investors can take losses and those claiming they have never lost money have not done enough deals, have not been in the business long enough or are liars.Congrats to you and your accomplishment.
