No excuses.

After a while they get worn down and will sometimes actually listen and try to problem solve rather than make excuses.

Make sure you know and understand all the rules because the IRS doesn't allow ignorance of the rules as an adequate excuse when they start assessing penalties.

I prefer the MREIA (Moab) but it doesn't exist yet....who wants a great excuse to drive south and dangle their toes in the Colorado River?

Low income is not an excuse for not keeping your car clean inside.

I really just want an excuse to break out my tools and design skills and line up streams of income at the same time, but don't tell anybody:) Any advice or lessons learned are appreciated.

If the appraiser didn't put together an appraisal for you,  you should absolutely not have to pay for a report regardless of his excuse.
