If fire was primarily in one bedroom, but smoke damage effected whole unit, does that call for removing/replacing of all sheetrock? 

The owners who bought at 130-150k will surely find it difficult to turn down double of sales price. 

@Namit Raisurana, on the surface of it, are you sure you need to concern yourself over $3,500 (0.7%), when it'll get you double the amount you'd get otherwise?
