The project was very well received by this small town and it is a fully operational 20-unit, lakefront, property in a wonderfully busy four-season destination.

That profit margin is so small and could easily be wiped out with holding costs.

Obviously there is a lot to discuss on this topic, but for a very quick glance, here are a few pro's and con's to consider when thinking about section 8 rentals:Pros:Guaranteed Rent Payments -> The government pays a significant portion (if not all) of the rent directly to the landlord, providing a reliable and steady income stream.High Demand -> There is often a high demand for Section 8 housing, reducing the risk of long vacancy periods.Cons:Inspection and Compliance -> The property must pass an initial inspection and comply with health and safety standards set by the local housing authority.

That drive is quite a drag, especially when I travel 15-20 hours to Europe and land at midnight and have to drive another 2 hours back home in Sedona.I'm thinking of buying a small condo in a decent area not too far from the airport, that I can also STR while I don't need to use it (which would be 95% of the time) and offset the mortgage with... maybe even cash-flow a bit?

We are one of the few lenders that do accommodate small transactions under $75k.

We live near a lot of hospitals and are planning on using this money to buy small multifamily properties and renting them medium term with traveling nurses. 

I have about $300 on my credit cards (just finally paid them off for the most part, and have about $20,000 limit).My cash on hand is relatively light, but what my plan was was to find some single family homes in the north Detroit area (currently anywhere from $40-$60k and put about $15-20k tops into any repairs or fixes (not looking for total rehabs, mostly something I can do some small repairs here and there and paint, personally I am knowledgeable about renovating up until complex electric and plumbing).

This isn’t a direct answer to your question, but one thing I found useful when making new broker contacts was calling those who had properties listed/recently listed and try to organically build a rapport.
