Getting the key doesn't really matter, since you will be changing the locks, but is good to do for psychological reasons, as it will be a defining moment for her to release her mental hold on the unit that was once her home.

It's something that crossed my mind before but I think getting familiar with Brandon's story through the podcast and first couple chapters of the book has helped me see that A) as a strategy forming well defined partnerships using separate entities is a great way to segment our business and B) I don't need a AAAA business rating to legitimately be investable-just a successful track record (we've almost doubled money in 6 months already) a straightforward workable plan and high caliber deals.

If I do it right and well, I may be able to define a sale price that pencils out in terms of cash-flow and, at the same time, gets them a price (or monthly payments) they are happy with, but not sure.Sorry for the long post.

Sec 8 just assists the residents with rent, but still make sure you have clearly defined criteria that you will uphold for all of your residents- such as criminal background checks, stable job history, verify employment, must have good landlord references, no prior evictions.

Keep your buyers from backing out during the transaction (the reason for this being that buyers often like to bring friends/family through their prospective property to get feedback -- better looking houses will raise fewer red flags with friends/family)If you have a house that doesn't have clearly defined spaces or a house that has some functional drawbacks, staging makes even more of a difference.

You definitely need to define a strategy, before committing any of that available capital.And, while I agree with Mike about not chasing appreciation, I do believe the Dallas market provides solid ~6% or better appreciation YOY in all but the least desirable areas.
