the ROI is not there; too many maintenance issues; also trying to develop the second lot will cost you a pretty penny on the services- if you are loooking at this as an investment i'd really look hard at the numbers before heading down that path.

@Jim Goebel I forgot to add that the contractor would remove any visually damaged joists (he will coat the rest with mold chemical)Also, the leak was below subfloor.
