Much of what I'm experiencing is placing tenants, background checks, meeting them onsite, handling calls, dispatching maintenance to handle issues etc. 

**Release of Deed of Trust:** Once the borrower has fully repaid the loan, the lender will issue a "Release of Deed of Trust," which is recorded with the county clerk's office.

We are in the process of finding  a HM lender to finance  a lot and spec build.We have a lot that we want to purchase and already have the plans and have built this house numerous times already.One lender is asking to have a permit issued before they move forward.

Additionally Section 8 owns a ton of apartment complexes so there is aggressive competition when compared to the single family vouchers that are very commonly available to us small-time housing providers.Love to talk Toledo, again thank you for the interest!

Non-issue.

Based on my experience, the better I plan it out, the less issues I faced in the field.

We live in 1 unit and will rent the others.The issue at hand is that one tenant has/had a verbal contract with the previous landlord (they are family). 

After forwarding MartelTurnkey the report, they addressed the issues right away within a ~2 week period.

Issue is that if I refi at 175k value I will be way into the negative cashflow, like a couple hundred dollars per month negative.

I can't speak for any other Lenders, but my outfit would not have any issues with this.
