I love this site and provides a huge amount of information that is beneficial, but I feel that I need some "hands on" learning from an expert-as that is how I learn the best.

I am not expert on this but from what I know you get tax benefits as corporation or legal entity that you do not as Sole Proprietor.

I dont know how it is in your market and I am clearly not an expert, but a lot of the lenders dealing w/ these homes do not seem to use a lot of business sense.

Another change that I made was that due to having a split payment, rent now had be paid in certified funds.
