I have been trying to make a deal for the redevelopment of old mobile homes into a nice RV Park.

I burned about 4,000 because I had no idea how to determine property values and I was just literally going to the properties having no clue what to look for.

@Tony Velez  For your first 10 deals and wanting to be mobile I would use google sheets.  

Typical comments from someone that has been burned from wholesalers in the past include...1.

I'm not saying you can't handle it - I don't know anything about your experience - but luxury finishes and period details can absolutely burn your budget to the ground if you don't know what you're doing.

I have been burned in the stock market too many times, turning over all control.  

I dont want to burn any bridges with anyone local, you never know when you might need to do a deal with someone, but it annoyed me that they would reply to my ads posing as a potential seller.

I do find it Ironic.. here on BP you have all these people that just jump up and down about how not to spend a dime on any paid for mentoring or of course a TV Guru.. but they will go out and blow what cash they have and or run up credit cards trying to be a wholesaler  and at the end of the day they get less education than if they paid for a mentor and the burn out rate I suspect is over 95% .. and whatever cash they had is gone and now they are in credit card debt..  

One is vacant land, one is land with an old mobile home and the other is a small home.
