While I agree with most of what you said, the part where you mentioned RE prices track inflation over the long-term, while that is factually correct on its surface, it is only accounting for RE prices but not rental income yield, correct?  

It's not like tobacco tar but it's smoke depositing residue on all the surfaces just the same.  

On the surface of it, this particular grower does look kinda dodgy, but I think there are many that are doing everything they can to be compliant with the (at this point pretty fuzzy) laws.Fun fact: this is about a half mile from my house.

On the surface it may sound like a good idea but after you digest it, it is not a good idea from a tax planning perspective.

I am adamant with contractors upfront for detailed quotes, that COs for surface work are unacceptable and any CO needs to be approved in advance in writing.

Wash the kitchen surfaces with white vinegar.

My only worry with the peel/stick is the underneath surface and whether it will adhere well.

On the surface, these sound like good kids who just want to become Mommy/Daddy/Family and ear big people pants but have not really done the math.
