Now, I have seen some lenders get really annoying about this and require a spouse to be on the loan...so IF YOU CAN find a lender that will allow just you, then that's the route we want to go.Hope that makes sense.

I read about it on Reddit and have had it for a year - it does everything more expensive softwares do but for a much lower price. 

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.

Read books like Set for Life by @Scott Trench and Start with Strategy by @Dave Meyer to get the mindset of starting on the table before going too deep into an asset class or something like flipping.

The closing attorney or Title company may be the determiner for an answer and usually at this point in the process as an agent I'd defer to them.As an investor, I think I'd want all this squared away before closing so maybe check with the attorney/closing company.

This deal was found on MLS and is a new construction 4/3.5 SFH with DADU and I purchased on n FHA owner-occupied loan.
