When I buy properties I look to greatly increase the value of them through improvements, increased rents, additional revenue streams, decreased expenses (negotiating vendor contracts, regular maintenance to avoid surprise large cost replacements etc).

For every $100 in interest you pay lets just say you decrease your taxes by $25 (so assuming 25% bracket, but it really doesn't which bracket for this example).
