Elite Invest advertises complete rehabs of all of their properties, and I toured several rehabbed properties in 2017, all of which looked very good.

One way to look at it is to consider how long your tour in Japan might be.  

While touring the house I was wondering if there was a quick formula depending on the condition of the property that I can use to get a estimate of what my "investor" will be paying to rehab so I can take that into consideration while making my offer to the "Seller"

Take a tour of a few other properties in your area to see what other landlords are offering and make yours comparable or slightly better.

But I sent out 100 handwritten letter and have received 8 offers to tour the property in just one week.

We FaceTimed with the prospective landlord and got a virtual tour of the property.

I'm also going to tour my local market more thoroughly, I was thinking of going to a few open houses to see what everyone is offering and to figure out what the rents are going for and what the security deposits are going for.
