I'm a huge fan of encouraging people to jump head-first in and learn through experience, but just make sure you can at least paddle before jumping in.

I'm not a real big fan of the saying "find a great deal and the money will find you".

@Frank Dortilus I'm a huge fan of Atlanta, and have had great success in South Atlanta area.

I am personally not a fan of the coaching/mentoring programs that rob people like Rich Dad or Fortune Builders.

I know the Josh Dorkin and Brandon Turner are not fans of bandit signs--and I may discontinue using them--but I posted a bandit sign on a pole right outside a multi-use building and the owner called me.  

I'm not as much of a fan of Garfield, though I do know a lot of investors like to buy there.

The combination of student renters and a property that was not standardly built meant it saved us from unnecessary repairs because someone couldn't find the right switch to turn on the fan etc...
