Your connection to the ISP can be 1TB/Sec but if you have too many or too little or the wrong type of local infrastructure (Wireless access points), then it won’t matter.I would suggest as Ryan stated to simply have the provider run another coax cable via splitter from the main connection point and drop in another router/WAP.Make sure to avoid any potential channel conflict.

I didn’t find it in time.The safer option that will make me a less qualified loan candidate for a while: Quit my job, live rent-free for a few months (thanks Mom and Dad) while I get my real estate license, move to Denver (and rent), get a job as an agent, use my stash of cash to live off of for a while until the commission checks start to roll in, HUSTLE, HUSTLE, sleep, HUSTLE for as long as it takes to kill it and become an attractive loan candidate again.The yeah right option: buy a shoebox in the Bay Area that would force me to burn ALL of my free cash on a down payment then rent it out to (hopefully) cover the mortgage then pray nothing went wrong (Did someone say earthquake?).

correct me if I am wrong, but rent value is 12 months of rent / home price.

Keep in mind, these aren't million dollar listing agents, so not sure why I'm getting snubbed.What am I doing wrong? 

There is nothing wrong with offering a bonus to the selling agent, of course this goes through their Brokerage like the rest of the commission.I can’t possibly see how this resembles a “net listing”.  

He just said he felt it was wrong and wouldn't do it.
