I can see why you think that a Wholesaler is lying if they ask prospective Sellers that question, but those Wholesalers COULD argue (maybe even truthfully) that they just meant - too many repairs to write down on paper!

In the memo section of the check, write option fee and the address of the property.Remember that things can change with the buyer and you have to reassure the seller that everything will be done to help with buyer get a mortgage.
