6 unit building has 1 roof, 2 furnaces, and 1 hot water heater.  6 single family homes have 6 roofs, 6 furnaces, 6 hot water heaters....So from a repair perspective, which would you rather have to deal with?

If a tenant moves out or you have a water heater or AC unit go out you will need the reserve. 

Mix a solution of 50% bleach and water , add some dawn dish detergent in a pump up sprayer , hit the dirty areas from the bottom up , and rinse with a garden hose .

I can't speak for all TK providers, but since my model is designed for long term buy and hold, then I am going to over renovate the home with granite in A+ properties, vinyl plank flooring in high traffic areas, brush nickel faucets, oil rubbed bronze fans, brush nickel cabinet knobs/handles, new vanities, new counter tops, address 98% of the items in the buyers inspection report, thicker carpet and carpet pads in the bedrooms, ceramic tile in showers and bathrooms, new supply hoses on all plumbing connections, update electrical systems, fix/install fences, repair outdoor storage, etc.  

Not sure whats going on next door, but they have had a fire & water restoration company come in recently and have put this outside next to their house.  

I have my neighbor watering the lawn and its seeded nut of course new lawn is something else.Thanks again for your help

Also the hot water tanks are electric.

For example, this house doesn't allow for water to drain away from the house, but rather runs toward it and pools up along exterior walls.

We all find ways to to put off taking that plunge into the icy stream of fast running water.
