The vast majority of those problems are self inflected and easily avoided.Once you have a tenant you then transition into tenant training.

This would bring the NOI to 2015: $33,000 and 2014: $31,000.I should also note that this apartment is transitioning away from a Rural Development Multi-Family housing unit where rent was capped at $450, and will now be able to rent for around $500-$550.

He wont give up.I believe the apt building with be a lot more to learn and will have some bigger CapEx.I believe the four-plex route might provide more time to learn and transition to the apt buildings and grow more equity while doing so.If you want a challenge, and ready to leap forward, knowing that their may be a lot of obstacles go for the apt building.Either way, stay focused, work hard, and enjoy being an investor!
