Once you understand those concepts just st at t analyzing a deal a day or more if you life and over the next few months you will have countless properties analyzed, helping you understand that certain market.

It would likely be simpler and "cleaner" to buy out their interest.

But, if you cover some foundational concepts of picking contractors, you should be able to get a pool of contractors qualified to bid your project, and from there make your pick based on price/gut feeling. 

I disagree with the concept "government order to stop evictions is basically an order to stop paying rent" since most tenants are paying rent and most tenants are not unemployed. 

It's a similar concept like buying a duplex and renting one side out and living in the other half.

Life is much simpler (and cheaper!)
