What sort of research/due diligence do you guys conduct on [b]local market conditions to get comfortable investing in areas that are far from where you reside?

As long as you do nothing malicious they can't come after you for more than contract law which should be covered by your policy and the tenant's policy (make sure tenants have renters policy) I stated malice above because i am not aware of a policy that can protect you for punitive damages.
