I think the Annual Total Return is more of a roller coaster ride for cities like Phoenix and those in Florida vs. what you see in Austin with the consistent steady rise. 

I just sold my last tree farm a few years ago 700 acres in Oregon for a 7 figure profit .. and all I did was hunt on it and ride out quads.. no tenants no toilets.. worse thing was occasional hunters trying to poach a deer or something..

The other is if the contract price is close and you have comps, its easy to let it ride not cause any waves and move on to the next job. 

Even if you never played, that doesn't mean you can't learn it from a book and be a GREAT Motivator for kids (and get them full ride sports scholarships) while pocketing the extra money towards your down payment. 

I wouldnt mind a ride along to see the city. im sure I could find at least one property worth buying out of the entire deathtrap that is detroit if we look hard enough. id only ever buy an MFU though.

Hi AllJust thought I would share one of my recent deals.Been playing in the Atlanta market since 2011, its been very kind, an amazing ride as the market has continued to soar.

My first subject-to deal came about one day when I was riding around with my friend Malachi.

You can manage it, etc, and just let it ride in whomever's names until you could eventually refinance the property into yours when you have more income.  

I'm not a super rich baller so I can't just pay whatever and let it ride.

We ride quadrunners to the lake about once or twice every year, swim in the lake and have a picnic.
