Fernando mentioned nothing about "flipping" and Flipping IS NOT investing.For many reasons, both flipping and investing in such a small market is significantly more risky than in a larger market.Based on your response, my first question would is why would you give a definitive answer on a market you know nothing about ?

Even though you may lose out on some commissions and the agent may not be as responsive, there is a ton of education, regulatory requirements, and some expenses associated with having your license.  

Give your estimate to potential buyers but be clear that it's their responsibility to practice their own due diligence.

It is a horrible feeling to post a question or comment and not get a single response; especially if you are new to the site.  

Maybe find some pics that represent what you are planning on building and see if you get a response.

I don't know SD, but after reading the previous responses, there seems to be small niches hence going too far out would skew your numbers.
