If you pick an area where he can/will be deployed more than once, you can invest into that area and built up a portfolio (as well as a network) there. 

Good morning allif you had to pick a couple of locations to start investing out of state  that would allow you to be all in for 65k with an ARV of 75% where would you look to invest.    

I just got the call last week that my background check was complete for the permit, I will be picking it up next week.

I'm somewhat familiar with the Reading market and while it may cashflow great on paper, no matter how much you renovate it, its going to be difficult to build a significant amount of equity in Reading properties unless you're literally picking them up for pennies on the dollar as the values at least within the city are so low.

I am interested in picking up some quads that can be used for BRRRR. 

Unfortunately, you're several years too late to the market to be able to walk into A and B neighborhoods and pick them up for pennies on the dollar.

There are professionals who have spent years picking up a lot of little things through formal training and learning by experience.
