Living in the Chicagoland area, multifamily units in Chicago proper are an investor's go-to but I don't necessarily want to deal with Chicago/Cook taxes and duplex/multifamily building stock is dramatically lower in the suburbs so might go single family home in DuPage or Will.

Nothing to do with the value of the future property.. the value of the future property is only useful in determining how much of the gain you are able to defer if you properly executed a 1031 exchange.Just make sure you look into this and OZ opportunities "before" you sell your next property!!!!

Because of it being commercial and a number of units, I am doing much diligence with attorneys and lender to make sure everything gets put in place prior to offer/closing to ensure all is set up properly before go time.
