I'm wondering if wholesalers and off market campaigners are losing deals due to the recent surge in ibuyers like Opendoor, zillow etc..? Are any of the sellers you talk to mentioning these?

If you buy turnkey, this means you are probably buying close to 10% already.One thing not gauged by returns, that I always look at, is do I have multiple exits on this deal? 

They may give you some tips or even put pressure on the tenant to get back in compliance.In the long run, I think you should seriously consider a property manager.

You may want to attend a ton of the local auctions and see what cash buyers are buying to gauge what products you'll seek out. 

The door manufacturer should be able to tell you the thickness gauge of the metal used in the door.
