Luckily, I ran into an old high school friend shortly after and within a month I was working at his company as a full time private investigator.

When I get the preliminary numbers from the title company, they can't be 100% accurate either.  

At a high level, I had recently advertised my listing on a Zillow and a few sites but then was notified by two separate, potential residents that they had seen the home listed on Craigslist for cheaper.I'm currently investigating (posing as a potential applicant) but am curious to see if someone else has seen this happen.  

I would suggest you investigate your motives for investing out of state a bit.

What you'll want to do is investigate our market and compare it to other alternatives.

@Robin Boyer,Buying in Hemet is not something I have investigated, but I agree that the city has a bad reputation. 

I also do work, and have for the past 5 years, for a private investigator in town.

Maybe call a SERVPRO style company to come out and do an assessment and a preliminary "sealing" of the area until your insurance company lets you know how to proceed.
