Here's a couple reasons why:- A grade tenants in A grade unit -> unit now rents for $2425/month and I do thorough reference, income, background checks and have my pick of couples making $125K+ / year.- A grade neighborhood and good pricing means that I have little turnover and seamless transition when tenants move (literally zero days of vacancy in 4 years due to good planning, pricing, and desirability of neighborhood)- I used to live in Boston so before I moved, I already vetted and set up relationships with key maintenance contractors: plumbers, handyman, painters, pest, attorney, etc.

It may be the opposite elsewhere so rather than leave it up to the imagination of the contractor, you should communicate what quality of materials you want: higher end, builder grade, super cheap, etc.

Without a doubt the kitchen and bath are your two areas where your property will shine in the potential renters eye.I am about to commence on my In law suite and I am at an impassse when it comes to selecting Cabinetsmy contractor wants to go builder grade. but painted. and we will swap out the doors to go with a more modern look. i had some cabinets picked out from Lowesbut i also like some of Ikea's offererings However,Ikea build quality is suspect.I am only dealing with line set up on a 12 foot wall.with 24 inch stove and 24 inch fridgeso my cost will not be too high no matter which way I go.
