It all depends on your business model and how well you do in reviews, pricing, guest satisfaction, etc. that will actually determine your final occupancy rate. 

Second, I would not give them the satisfaction of wasting another second of your time fighting this ridiculous issue.

You are asking the right questions and you will get there just be patient and control what you control. 

If the home is in an area where you can get a better class of tenant and it is just a matter of being patient then I would not accept someone that does not meet you minimum credit score criteria.

I made it a provision of the contract where either the Lease was secured to buyers satisfaction or it was delivered vacant.

Tenants fabricate letters or online quacks provide letters without every even meeting with the patient.
