You're probably aware of the new NWMLS F22FM or CBA's FMA Force Majeure Addendum to address timeline delays based on the stay at home order. 

To be clear, I have no issue with delaying rent payments and I want to help my tenants in any way I can.

Or you could let them pay what they can, break the lease early with a minimal penalty and get a new tenant in the door who's not affected by this crisis.

I'd love to avoid the headache, delay and cost of an eviction process if possible, but I'm not sure how to approach this. 

Disregarding state and local gov't actions, it looks like the federal 'stimulus' bill that just passed only applies to federal backed loans. Is that accurate ?

That's not very helpful at all and delays the inevitable.Has anyone successfully reworked their loan terms and instead, find a way to get a lender to extend the term of the loan by 30, 60, 90 days?

@Gerald Barron  For the next month, I'd put it in a savings account earning minimal interest. 

I think I need to go back to the seller and ask for more help here, and I want to minimize cost till I have more certainty.

Be prepared for the market to turn.In an emergency, Landlords can delay tax payments for 6-12 months without incurring much of a fee.

Spend some time looking for minimal risk investments in excess of 10% ROI to start.
