Or you could let them pay what they can, break the lease early with a minimal penalty and get a new tenant in the door who's not affected by this crisis.

I'd love to avoid the headache, delay and cost of an eviction process if possible, but I'm not sure how to approach this.

Disregarding state and local gov't actions, it looks like the federal 'stimulus' bill that just passed only applies to federal backed loans. Is that accurate ?

That's not very helpful at all and delays the inevitable.Has anyone successfully reworked their loan terms and instead, find a way to get a lender to extend the term of the loan by 30, 60, 90 days?
