The water soaked into the concrete slab the house sat on as well as had major roof leaks (been vacant and decaying since 2013 after all), since the roof needed to be completely repaired (this property was in disarray lol).

Especially the days when you discover that big capex like a roof being blow off (happened 2 years ago), some tweakers climbed up on the roof and gutted the A/C (did two of those in the last 12 months), an evap cooler leaked for so long that the drywall on the ceiling of the kids bedroom caved in (last year), the hot water heater blew a hose and a major leak went unnoticed for 10 hours flooding the hall, kitchen and living room (dealing with that now), the tenant smelled gas outside, the gas company came and shut off the gas because the underground pipe is corroded AND also discovered that the water heater is not venting properly so it got red tagged (just dealt with that last month) or the time the tenant "invited" a homeless guy over, he moved in, then called his other homeless buddy up and he parked his crappy RV with his entire family living in it in the driveway.

G’Day Bigger Pockets.It’s not often that I post asking a question so here it goes…I really need your help today and any feedback is much appreciated.Feel free to critique or if you're nice compliment in anyway :)I’d love it if if you guys could check out my newest business venture “List’n Sell Realty”.We are looking at revolutionising the way standard real estate brokerages operate.Agents get 100% commissions on every sale and we offer a “first of its kind” in the nation referral program.Yes, there are other similar concepts out there and by the way most of those new brokerages are the fastest growing in the country as per the recent Inc 5000 list.I can comfortably tell you right now, that we will Trump (Not Donald Trump) them with our online platform and app that we are developing.Anyway, I want everything we do to be a compete virtual experience for all involved parties with our backend code word being “The One Click Broker”.What do you think?
