Direct Mail - findmotivatedsellersnow

Hello Guys - I am looking to subscribe to a new data source for my direct mail campaigns. I came across - findmotivatedsellersnow by Kent Clothier.  Viewed the demo and did some research online. The data is publicly available information, so not sure what they did to manipulate it into it's current form. Wondering if anybody had any feedback from the data sets available. If there was a lot of returned addresses or high response rates? I am always skeptical when gurus sell data. Anyways, looking forward to hearing any responses...
