Land is going to be relatively uniformly valued in a given submarket, putting aside any features that make it especially attractive (ocean view) or unattractive (backing up to a bayou).

First and foremost, as most of us have mentioned congrats on killing it with your main career.

I always thought having a tangible deal was how to attract investors, otherwise your pitching hypotheticals...  

I am most interested in the BRRRR strategy as I am looking for cash flow, but would enjoy rehabbing properties as well.My main question: What types of jobs within the Real Estate Investing field would be best for someone like me to get the most useful experience possible? 

The rest of us enjoy the interest but we actually want a chance at owning the property and 1% ownership is not attractive from a smaller local investor.

I have been in the banking industry, mainly commercial lending, for the last 15 years.  

Main items of work are ripping out all old carpet, intalling wood laminate in place, installing a shower, and interior painting; possibly a kitchen counter or two.

Since my main question was answered that I should have rent money go into the beneficiary IRA, since rent money is not considered a contribution.

I figure out 2-3 of your main priorities and work your plan around that. 

I am on CoStar, LoopNet, Craigslist and have signage up on the main thoroughfare.
