How do agents market upcoming open houses for their properties other than posting to Instagram and setting the open house times on the MLS?

That is, do you want to develop lots out of raw land (developer), or build houses on lots (builder/contractor)?

The Brrr principle seems to be hindered (at least that’s what I witnessed buying my first house where chipping paint was even an issue).any thoughts are appreciated

In one case, the client lived in a small house on his parent's land rent free.

While working on the house last week, a woman and her adult son stopped by to ask if we would be renting soon.

In 2020 the house was 75% done and I had to re appraise the house and get a new loan to pay off all my credit cards, personal loans, etc.

Although we will be the 1st lien holder on the house, they do not record the lien. 

I want to buy a house next summer, at that point I will be a traveler for 2 years so I will hopefully appear stable enough to get a loan.

Houses are cheaper in AR than in Texas and so is the property tax.

What caught my attention about Albany is that Houses there seem to be on my price range and and I am interested in investing in a multifamily for house hack  and start my journey in real estate investing.
