Get the deal before it hits MLS or the steps to REO. 2014 will be alot of out bound marketing and taking alot of cell phone calls looking for deals.

The more you have, the more options you have.You will need a construction team, an escrow company (or closing agent - attorney in some states), and a title company.Having access to REO and short sales prior to them hitting the market is a key leg up in this market, use that to your advantage.

Very often the FDIC also shares in the loss in value of the assets that it sells to the new bank.Rest assured, bank failures will again hit triple digits 'sometime' in the future.What I did not track were the total assets & deposits in the failed banks.
