But there's another little hidden gotcha.  

However, I know there's much more to it than that for example property taxes, actual rent (not from the seller, from county), other hidden factors, etc

Take it from someone who previously managed a 700+ apartment community with a big pest problem...sometimes they can be trained & will follow instructions and most times they don't get it and will never be clean.  

Get a thorough inspection of the appliances to see if they are in good shape or need any hidden repairs that I can hopefully get the seller to fix? 

Does the house have hidden problems?  

Hidden moisture damage, damage in the attic, problems found in the crawlspace.  

After completing that, I received a call telling me I still had to file and was referred to the CA 540NR (and associated instructions), and FTB publication 1032.

Even though it wasn't required, I paid for a home inspection to see if there was anything hidden that would drive repair costs higher than I was expecting, but the inspection came back better than expected.
